The study area is primarily zoned for large-lot and single-family residences, with two restricted commercial properties and some intermediate commercial along 19th Avenue. Within the residential districts there are some non-residential uses such as a church, located at 22nd Avenue and Waltann Lane, and the former Game and Fish building, located at 22nd Avenue and Greenway Road.
At the request of Councilman Gates, the Planning Commission initiated the study for the area based on the transformation of the former Game and Fish building to a new police precinct. The study is to look at the current land use designation and determine if it is appropriate to consider a new designation. The current designation on the land use map is 3.5-5 dwelling units per acre.
Planning Department staff will prepare a study document that includes input from both the property owners within the study area and the community surrounding the study area. The report will be presented to the Deer Valley Village Planning Committee and the Planning Commission in accordance with the tentative meeting schedule
